NORTH ANDOVER, MA, April 2, 2009 --
Shawmut Property Management, LLC (www.shawmutpropertymanagement.com), a
full-service property management company that services Massachusetts and
New Hampshire, today announced that it has entered into the second phase
of a project in Nashua, NH, for a large condo association, after
successfully completing the first phase.
Shawmut Property Management of Massachusetts was hired in late 2008 by a
496 unit, residential condominium complex in Nashua, New Hampshire, to
remove significant ice and snow from approximate 150 condominium units.
For a second year in a row, New Hampshire experienced a winter that had
more snow and ice than normal. "Our maintenance department works with ice
dams every year, and has developed a special method of removing them and
opening channels to have the water flow away from the roof," said Andrew
Raynor, President and CEO of Shawmut Property Management. "In addition to
our proven system to remove ice dams, we have lifts and other equipment to
reach and remove the snow and ice quickly, and with minimal impact on the
roofing material," noted Raynor. Shawmut Property Management was able to
perform the project for $25,000 less than the previous property management
company that the condominium association used the year before.
As a result of the successful ice and snow removal project, the
condominium association hired Shawmut Property Management to oversee the
repair work to the interior of the condominiums that sustained water
damage from the ice dams prior to their removal. Shawmut Property
Management will coordinate with the master insurance company to evaluate
the damages inside of each unit. Once the insurance adjuster has finished
the claim adjustment, Shawmut Property Management will review the claim
to ensure the damage cost assessment will adequately pay for the work
needed inside each unit. Shawmut Property Management will re-negotiate
with the insurance company, if necessary, and then present the final
costs to the condominium association Board for final review.
Once the condominium board approves the list of work to be performed,
Shawmut Property Management will coordinate interior repair schedules with
the owners of each condominium unit. Repairs will include drywall repair,
trim repair, priming and painting of walls. In some homes, repairs will
also include electrical repair to damaged fixtures.
