Association - 137 Units - New Hampshire
In April of 2007, Shawmut was hired to provide management services for a 137 unit site in New Hampshire. Within the first 15 days of our management agreement, the site flooded as a result of severe rainstorms. Shawmut mobilized a full site evacuation and oversaw the rebuilding of site drainage to mitigate future occurrences. Over the course of the next few weeks, Shawmut assisted homeowners is submitting claims and moving back into their homes.
Since that time, Shawmut has decreased operational expenses on this site by $17,500 while renegotiating an existing laundry lease to increase association income. Shawmut has provided on-site staff to oversee the day to day maintenance and rules enforcement of the site.

Medical Office Building - 68,000 Square Feet - Haverhill Massachusetts
In November of 2006, Shawmut was hired to provide management services to a newly constructed 68,000 square foot medical office building. In addition to overseeing outstanding change orders and general contractor issues, Shawmut facilitated the move and lease negotiation of 15 medical professionals.
In addition to basic management services, Shawmut coordinates valet and secured parking for the tenants, biohazard and medical waste removal and 24 hour security, both on-site and remote access digital security cameras. Because of the buildings makeup and tenant base, Shawmut oversaw in suite cleaning and tenant services.
By renegotiating maintenance contracts and implementing environmental controls, Shawmut was able to reduce operating costs by 15%. |
